Prcanj é uma aldeia tranquila de pescadores c/ vista deslumbrante da zona da baía de Kotor. Apartamento foi projectado para maximizar espaço e luz. Ambos os apts tem enormes cozinha e zonas estar c/ cerca de 40 m no r/c e enorme suite da penthouse c/ 80m. Ambas as salas estar têm portas sacada p/ varanda c/ bela vista mar. Em ambos os apts os tecto têm altura cerca 4m e dando uma rápida e óptima sensação de espaço e liberdade. Apart. r/c c/2 qts c/ mais de 100m2 de sala estar e varanda. Existe piscina priv. no rés-do-chão.. Penthouse tem 3 qts em mais de 160m2 de espaço de estar dividido em 2 pisos. 25 m de varanda ao longo dos dois pisos. Tudo a 3 min a pé para o mar.

Stunning View over the Bay
Clean and very spacious with decent air conditioning and very good internet access, this property was ideal for our family (of 4) holiday. A great spot in a very quiet location with fabulous views over the bay and only a short walk (around 10 mins) from a few restaurants and small shops. The following can be taken as positives or negatives depending on what you want from your holiday (but helpful to know);
1 Very little traffic on the local roads. But the road width in either direction is very tight for a couple of miles either side of Prcanj (part of the charm but a confident driver is needed). That said, a local hourly bus service to Kotor/Tivat is available. Taxis are also reasonably priced.
2 The apartment hardly gets any sun. Actually a big bonus in the summer as you can sit/lie comfortably on either balcony. You can easily sunbathe by the sea if a sun worshipper though.
3 From the apartment to the sea you need to negotiate a short but very steep bank. Not one for those with mobility issues but steps at the side make it manageable for most.
We hardly needed the property management team but when we did they were very quick, attentive and helpful.
Finally, our communications with the owner, Laurence, before our holiday, could not be faulted. He was always very quick to respond and his advice was extremely honest and helpful.
Would certainly recommend this apartment.
Thank you so much for your lovely review Keith. You are always welcome in Prcanj. The apartment is perfect for a peaceful holiday once you've navigated the steep hill. The balconies are north facing so lose the sun about 11.30am but the dedicated sun worshipers can lay on the peeble beach and pontoons all day if they desire. I don't recommend the apartment to anyone with mobility issues as there are a number o steps to the apartment.

This property does not match its overstated description
That’s 4 stars for the view minus 2 stars for misrepresenting this property as a well-equipped penthouse apartment. Remaining stars (and all credibility) would be deducted for the Basil Fawlty like antics of the owner in denying any responsibility for the issues we found that caused us to leave after only two days. When I enquired two weeks later if he had addressed these issues, he disgracefully accused one of our party of “peeing in the bed” – his answer to a stained sheet discovered on one of the beds upon our arrival! So much for “providing a positive experience” and “trying to seek resolution” of issues.
The biggest problem was the main bedroom that had unacceptably squeaky bed slats (cheap flat pack DIY type). This is the only room with double bed and lake views but we had to abandon it and use a spare back room.
On arrival we arranged for the replacement of 7 light bulbs that were not working (which was done promptly) and property people also came back with washing up liquid. Salt and pepper would have been handy too. Perhaps even a welcome pack.
But by the first morning we found more issues not necessarily as readily fixed as a quick sheet changeover. The washing machine that doesn’t spin dry, no clothes drying rack to dry your sodden clothes, broken toaster, toilet seat lid that doesn’t stay up, rusted toilet roll stand and wooden sun loungers that should be despatched to a museum before someone sits on them and breaks more than the timber.
Rather than spend yet more of our precious holiday time pointing out the issues, we advised the owner we would be leaving once alternative accommodation was found.
Perhaps this was the first let of the season but that doesn’t explain the lack of amenities. It would be reasonable to expect more from a property marketed at this price level - such as coffee maker, microwave, perhaps a dishwasher and clothes drying rack. I notice others have made this point.
There is also a problem of outdoor maintenance - overgrown garden beds, nasty blackberry vines encroaching across the pathway from the derelict site next door. As for the “stylish and modern kitchen” – fridge and freezer doors that open at the same time!
However, the apartment was clean and the changeover people are helpful (despite language difficulties) but they can do little without direction and indeed investment from the owner – of which there appears to be little recent evidence of. This property does not match its overstated description.

I don’t believe that I misrepresented the apartment as well equipped, it has everything you need to enjoy a wonderful holiday with a stunning kitchen, 30 sq metres of balconies, air conditioning, washing machine and dryer, TV/DVD player, WIFI, two bathrooms and three comfortable bedrooms.
I hope future guests will read all my reviews. I also hope they will come with an open mind and open hearts so they can enjoy the wonders of Montenegro. Guests on average pay £16 per person per night to stay in a World Heritage site and they appreciate what the accommodation has to offer.
I also have a wonderful support team who were quick to visit to sort out a problem you had with the electric fuses. When my team were at the apartment you complained about the washing liquid bottle being less than half full and they replaced it immediately. Had you complained that there were a few weeds in the garden and a cup was chipped they would have replaced the cup and removed the weeds. The fact is that rather than give me an opportunity to sort out the minor issues you decided to leave and take a very aggressive attitude with all your correspondence.
When I received your list of complaints I asked my Property Manager to investigate and she said that you had damaged equipment, moved furniture and soiled the bed sheets. I forwarded her report to you and you threatened me with a terrible review unless I refunded you for the whole holiday including the nights you stayed.
You are right that the fridge door also opens the freezer door (my mistake) but then most people staying a week or so don’t stock the freezer so they don’t really worry. Some of the fittings on the shutters are awkward but the views when you open them more than compensate. You were also kind enough to advise me on my investment strategy, ecological policies and customer service philosophy. Thank you.
Looking forward I will make any changes needed at the property to ensure my guests have a wonderful holiday and Montenegro will more than reward them.

Keuken: te weinig bestek, geen koffiekan moesten ons behelpen met oploskoffie.
Een vaatwasmachine zou grote meerwaarde zijn.
Badkamer: kleine reparaties noodzakelijk
Niet geschikt voor weinig mobile personen, voor alle andere een aanrader. Auto, wat ons betreft noodzakelijk. Voor de rest zeer rustige ligging en toch alles nabij ( restaurants en winkeltjes)

Das Haus war traumhaft schön. Leider fehlten bei der Küchenausstattung ein paar Kleinigkeiten wie eine Teekanne oder etwas zum Kaffeekochen, aber insgesamt eine sehr empfehlenswerte Unterkunft in guter Lage, in der wir sehr schöne Tage verbracht haben. Herzlichen Dank!

A great apartment with stunning views of the bay. Away from the hustle and bustle of Kotor but still has restaurants and bars within a short stroll. The accommodation is comfortable and spacious and has all the amenities required. Recommended highly.
Nice apartment but
The penthouse apartment is really spacious with a great view from both balconies over kotor bay. Excellent kitchen and facilities throughout the apartment.
I like lazing in the sun with everything to hand, but the apartment which has a massive balcony on the lower floor gets no sun apart from very early in the morning.then nothing after 9-00 am.
The apartment is also on the side of the mountain with a steep climb from the main road up to the apartment. I had to get a hire car as soon as I viewed the hill and the climb up it. no good for my mother who is 79. No problem getting the hire car, the appointed manager organized this straight away, very helpful.
This is a place to get away from the real bustle of life, local Konobars were good, cheap food and drink, but again going back to the apartment after when had eaten or had a few drinks it was the thought of climbing that hill, so we booked a taxi or I took the car and did not drink.
We eventually found the small stone beach which was about a 5 minute drive in the car away, really nice small pebble beach with sun beds to hire. The swimming is really good in this area, with no waves apart from passing boats.
Overall a nice place but i like to laze about in the sun, this apartment is not designed to get the sun, which is a pity because it is lovely.with a great balcony.

I always read reviews and try to use them as an opportunity to learn and improve the services I offer and I’m pleased to say I’ve received only five-star reviews for the Penthouse Apartment until your stay this summer.
The feedback you have given contains two negative comments one about the sunbathing facilities and also about the steep hill. I would like to try to deal with each issue that you raised and see if I can do things differently for future guests.
On the specific issue of sunbathing I attempted to suggest a strategy for maximising your exposure to the sun in my email dated 7th March 2017. To quote my email to you which is factually correct. “The balcony outside the two main bedrooms gets the sun till 11.30 then you can sunbathe at the side of the house. A better solution post noon would be to decamp to the waterfront armed with a cheap inflatable or rattan mats. There are jetties you can BBQ yourself on right up till 6 until the sun sinks behind the mountains. In July most people will be cooked after a few hours. The light levels are extraordinary.” To enjoy the sun until 11.30 am you would have been required to move to the east end of the balcony and after that the other sunbathing options were available in what has been one of the hottest Montenegro summers I can remember.
As for the issue of a steep hill the house enjoys stunning views precisely because it is located on the side of a steep mountain. As you probably know Montenegro (Crne Gora in Montenegrin) stands for Black Mountain – it is mostly mountains and sea. The advert clearly states that it is not suitable for people with mobility issues.
In the ten or so emails we exchanged before your visit where I answered all your questions and by special request organised transportation for you and your family from the airport I did my best to ensure you had a great holiday. During these emails I was on no occasion made aware of your Mother’s age and had I been I would have reminded you that the house is not suitable for guests with mobility issues. I’m sorry that on this occasion despite the numerous emails, the exchange of information and strategy to maximise your exposure to the sun I was unable to fully satisfy my guest.

Sentirá realmente que entrou num mundo mágico fora da história quando passa na cidade velha de Kotor. Muitos multibancos/bancos, lojas turísticas, grande selecção de restaurantes, desportos de exterior e mercados locais diários a vender peixe, carnes, queijos, etc. Prcanj é um mini-resort chique por direito próprio e é muito movimentado apesar da zona de férias tranquila.
