FLAT 51/52 is located on Rua da Fábrica, in the heart of the Historic Porto Downtown, one of the most privileged areas of Porto - a World Heritage Area by UNESCO.

It is located on the 5th and top floor (served by a lift) of a good modernist building from 1951 at Rua da Fábrica 38, in the heart of Porto's historic center.

The location is perfect for exploring the historic city on foot, as all the main services, tourist attractions, monuments, restaurants, cafes, and bars are just a few meters away.

For example, the main square "Praça da Liberdade" and "Avenida dos Aliados" are only 150 meters away, the famous "Lello" bookstore and "Torre dos Clérigos" are about 250 meters away, the beautiful area of the river "Douro" and the famous "Dom Luís I" bridge are less than 900 meters away, which is a 10-15 minute walk

THE SPACE:
"Flat 51/52" is composed of the union of 2 lovely and sunny Studios to accommodate up to 8 people

It is a cozy and sunny apartment, thanks to 8 large windows, fully renovated and tastefully decorated with some nice details

It's furnished with:

2 comfortable double beds with encased coils mattresses
2 good sofa double beds (one with a chaise longue)
2 dining tables with chairs
2 bathrooms equipped with 2 large modern marble showers.
1 kitchen equipped with a modern boost induction hob, combo-fridge, microwave with grill (dishes, cutlery, glasses, pans & frying pan are included), immersion blender, toaster, electric kettle, and Nespresso coffee machine.
Some essentials like fresh water, beers, wine, coffee, tea, salt, sugar, spices, olive oil, vinegar, and cleaning products are provided for FREE.

Air conditioning is available in both rooms, as well as Full HD LED TVs with cable channels. Wi-Fi internet connection, bed linen, towels, soap, shower gel, toilet paper, hairdryer, and cooking utensils are also included for FREE for all guests.

The second bedroom is furnished with a mini bar fridge (with a mini freezer), a microwave oven, and a second Nespresso coffee machine, plus an electric kettle.

All the window frames are new with 8+8 mm Climalit double glass for the best thermal insulation and soundproofing.

GUEST ACCESS:
"Flat 51/52" is located on the 5th and top floor, accessible by an elevator.

Concierge service is available during the morning.

Guests have access to all the amenities of the apartment.

INTERACTION WITH GUESTS:
When you arrive, you will be welcomed by me (or a friend) for check-in and to share nice suggestions about special places to eat, visit, and have fun in Porto.

A good bottle of wine, fresh water, coffee and teas will be provided upon your arrival, along with maps and tourism brochures for easy exploration of Porto.

I speak Italian, Portuguese, Spanish, and English, so we can easily communicate by phone, email, or WhatsApp / Telegram / Signal.

HOUSE RULES:
There are no strict rules, just treat the house like your own home! ;)

Smoking is NOT allowed inside the studio, only at the window-sill.

If you use the kitchen, please take special care of the extra white marble countertop, as it is a sensitive natural stone that can stain with liquids (such as coffee, red wine, oil, vinegar, lime, juices, etc.) if not cleaned and dried promptly.

The apartment will be cleaned prior to your arrival. Please keep the apartment tidy and clean during your stay. If you require extra cleaning, please contact me, and I will arrange it.

Please be mindful of noise during the night and respect the neighbors by greeting them with a hello and a smile ;)

Upon check-out, please leave the keys inside "FLAT 51/52" and simply close the door.

Check-out time is 12:00, but a later check-out may be available.

THE NEIGHBORHOOD:
"Flat 51/52" is located in the heart of the Historical Area of Porto, just 120 meters from Aliados Avenue, the heart of downtown Porto.

Several car parking options (150 m), Metro station (150 m), Railway station (350 m), Touristic bus (250 m), Tramway and city bus (150 m), and Taxis (250 m) are available.

The district has numerous restaurants offering different types of cuisine, coffee shops, bakeries, grocery stores, supermarkets, shopping centers, banks and ATMs, libraries, beautiful gardens, art galleries, museums, theaters, and trendy nightlife clubs.

The location is perfect for visiting the old town, enjoying the nightlife of the city, taking a boat trip on the Douro River, visiting the Port Wine cellars, and tasting the regional cuisine of Porto.

If you need, very close there is a modern and clean Self-Service Laundry (350 m away, approximately 4 min walk). You don't need to bring soap because the "Miele" washers machines are already loaded with soap, softener, and disinfectant. It costs less than 5€ for each load, and with 1.90€ you can also dry.

HOW TO GET TO THE FLAT51/52:
BY PLANE: If you are arriving by plane, please let me know your flight number so that I can check the arrival time.

BY METRO: From the airport if you choose to take the metro, there is a train to the city center every half hour, which departs from 2 floors below the airport arrivals area. Please note that the journey takes about an hour. The nearest stop is "Trindade", which is 850 meters away (+/- 12 minutes walking), or "Aliados", but it requires a line change and an additional stop. I do not recommend taking the bus as it takes even longer!

BY TRANSFER: If you prefer the most convenient and fast shuttle service, my friend Ricardo (and/or Manuel) can pick you up directly from the airport arrivals terminal and take you to the apartment in just 20-25 minutes, using the highway. We charge €30-35 (per car, not per person, with a max of 4-6 people per car), which already includes the transportation of luggage, that’s cheaper than a regular taxi. If you want to use this Transfer service, please let me know to book it for you.

BY TRAIN: If you arrive by train, the nearest station is the beautiful São Bento station, which is only 350 meters away from Rua da Fábrica.

BY CAR: Finally if you arrive by car, I recommend parking in the guarded underground parking lot of "Praça Dom João I" (where the Municipal Rivoli Theater is located). Here is the Google Maps link:

This parking lot is the cheapest in the area and is only 350 meters away from Rua da Fábrica. The price is good: currently, €18 for 24 hours of parking. It is open 24 hours a day and it is not necessary (nor possible) to book a place.
